The Hamilton Mill and Apalachee Farms kitchen

The single most common Dacula project on our board is the two-story subdivision home built between 1997 and 2007. The kitchen opens to a two-story family room, there is a breakfast bay window, a corner sink under a window, honey or medium oak cabinets with a raised-panel door, laminate or an early granite tile counter, and a soffit boxing in the top of the wall cabinets.

Convert the corner sink base and the surrounding bases to drawer stacks, because that corner is the least efficient cabinet in the house. Replace the small builder island with one deep enough for a real prep zone plus overhang seating. Then quartz throughout, with a full-height slab or stacked tile behind the range so the wall reads finished rather than patched.

Because the footprint does not change, there is no permit, no plumbing relocation and no structural work, which keeps the price predictable and gets our crew off site in two to three weeks once cabinetry is delivered. It is the highest-return remodel available in this part of Gwinnett.

Older Dacula homes and homes on acreage

Out toward Harbins, Fence Road and the older parcels near downtown Dacula, the houses are smaller, the kitchens are closed off, and the construction is less predictable. We measure these more carefully and open the estimate with the questions that actually drive cost: is the wall between the kitchen and dining room carrying load, is the floor level enough for large-format tile, is the panel full, and is the drain line cast iron or PVC.

The design goal in these homes is usually to combine the kitchen with the adjacent dining or utility space into one working room, then rebuild the storage so it makes sense. A pantry wall of full-height cabinetry along the end of the room is often better than a walk-in pantry, because it uses the depth you have without stealing floor area.
